address the most common questions as a resource to assist
homeowners of our community. For additional

(1) When are dues collected, and how much are they?
The dues are
collected in January and are currently $200 per property,
per year.

When is the Annual Meeting and election?
The annual
meeting always takes place in February. Notices will be
mailed and posted to the web site to announce the meeting.

Who do I call to
report a malfunctioning street light?
All street lights are
managed by the City of Tallahassee. To report a
non-functioning street light, call the main Utility
Department telephone number at 891-4YOU (4968).

I don't have a copy of the Ox Bottom Manor Bylaws and
Covenants, where can I get one? Copies of the
association
bylaws and
covenants are available
electronically on this website. A hardcopy of the bylaws
are available from the association office. Contact Marie
Eddy, Association Director at the association office for
copy fees.

What is the Architectural Control Committee? The
ACC is appointed by the Board of Directors, and its
function is to enforce the bylaws, restrictions and
covenants of the various phases of Ox Bottom Manor as they
relate to architectural, landscaping, upkeep, appearance
and design issues. Any new additions to a property, or
exterior alterations, must be approved by the ACC. New
home plans and landscaping plans also need approval.
One of the
ACC's purposes is to maintain property values in our
subdivision by enforcing the covenants. Each homeowner
should have received a copy of the covenants upon closing on
their home. It is the responsibility of the homeowner to
understand, and abide by, the covenants. If you did not then
consult the link "Bylaws and Covenants" on the Ox Bottom
Manor home page. You may determine your "Phase" by
consulting the Leon County Property Appraiser web site, for
which a link has also been provided.

When should I contact the ACC? Any time you are
planning additions or alterations to your property you
should contact ACC for approval of your plans prior to
beginning the work. You may also contact the ACC to report
violations of the covenants. The ACC does strongly
encourage neighbors to work together to try to resolve
disputes in an amicable manner prior to reporting
violations. The ACC is not empowered to enforce City or
County code enforcement issues, unless they happen to
overlap our own covenants.

How do I get a plan approved by the Architectural Control
Committee? Consult the link "Board Members and
Contact information" on the Ox Bottom Manor home page. The
ACC members names and contact information is included. You
may phone, mail, or email a member of the ACC to ask
questions or submit a plan. Always leave your contact
information when submitting plans. Prior to submitting
plans you should consult the covenants for your phase to
ensure conformity.

What's the
approval process like?
Once you submit your plan,
an ACC member will have an answer for you within a few
days. Sometimes you may have to work with the ACC to
answer questions or make changes to the plans to allow for
compliance with the covenants. The covenants give the ACC
60 days to respond. In practice, the approval process is
much quicker. If you're unsure as to the status of
your request, you are always free to phone or email to get
an update.

What happens if my
plans are rejected by the committee?
You may request an
explanation for the rejection. The ACC is willing to
work with homeowners to bring their plans into compliance
with the covenants. Sometimes only a minor change is
needed. The ACC will require a new set of plans once
the changes are verbally agreed to.
